Outline of Project

The inspection of commercial buildings on lease expiry to facilitate the agreement of dilapidations. Although the majority of our instructions are from landlords, we do also act on behalf of tenants. The work typically involves an analysis of the lease in so far as this affects the repairing liabilities of the parties to it; site inspection to record condition and defects; the preparation of written and fully priced schedules of dilapidations for service and the negotiation of the dilapidations claim in order to reach a mutually acceptable settlement. Our work is always carried out in accordance with the latest RICS Dilapidations guidance note.
